AFC Wimbledon has achieved an impressive rise since 2002 when they began in the ninth tier of English football.

The club is continuing their journey with a new stadium. The project involves the demolition of the existing Wimbledon greyhound stadium and the ancillary buildings. The development will involve the construction of 602 residential units, encircling a purpose-built stadium for AFC Wimbledon, with an initial capacity of 10,000. The development will include mixed-use facilities including retail and fitness units.

 

Our Role

Stace is delivering Party Wall services for our client, Merton Catalyst LLP.

Our Impact

Our services have included reviewing the construction proposals in relation to the planning boundary line and comparing this to the physical boundary line on-site and highlighting the differences as discrepancies on our Report Observation Plan.

We obtained and reviewed the adjoining property and where provided, highways titles and ownership plans to identify further discrepancies to ensure that the intended developable area was within the client’s ownership. We identified that there were historic transfers of the adjoining land which were subject to restrictive covenants which may have affected the development proposals and that required further investigation.

Subsequently, Stace was appointed as Building Owners Surveyor under the Party Wall etc. Act, 1996.

The role involved reviewing the detailed structural design drawings and providing strategic advice regarding timing and the need to serve adjacent excavations for on-site culvert re-location works.

Through early pre-demolition engagement to mitigate risks and close liaison with the client and the key consultants, we were able to avoid serving any party wall notices. However, we did undertake a detailed and extensive schedule of circa 240m electrified metal, brick and concrete boundary structure to National Grid/UKPN site and of a separate sub-station within the demolition stadium building thereby protecting the client’s interests.
