Stace is proud to have been part of the team providing Employers Agent and Cost Management services on the Gascoigne East Phase Two project.

The London Borough of Barking and Dagenham constructed eight new homes to meet Passivhaus standards within the Estate. The transformation of the area marks a significant milestone, as the housing project is the first within the Borough to implement Passivhaus standards and Certification for building fabric and MEP installations.

The redevelopment of the area focused on placemaking, affordability, sustainability, and community impact to create secure, insulated and affordable housing and transform the area into a sought-after place to live.

The incorporated design standards ensure that the properties have a high standard of comfort and energy efficiency. Phase two also includes a ‘fabric first’ approach, which ensures all the materials used within the homes are airtight and both thermally and energy efficient.

Furthermore, each phase of the Gascoigne scheme implements an active travel plan that prioritises pedestrians and cyclists, promoting sustainable transportation and encouraging a community network.

The Passivhaus units are considered affordable housing, as four of the units have been marketed at London Affordable Rent, whilst the remaining four homes have been rented at Affordable Rent levels.

As the cost of energy prices has proved a cause for concern for many across the country, Gascoigne East Phase Two not only sought to help residents mitigate energy costs but also supported the council’s ambition to regenerate Barking as one of London’s greenest, most affordable, and sustainable neighbourhoods.
