Background

Establishing a major, mixed-use employment site

Over the last 4 years, Stace has worked on both building and infrastructure projects at Royston Gateway as part of the delivery of this mixed-use development scheme.

We have advised our client Kiafield Properties on the design & construction of three new-build units within the business estate, which includes:

  • a 52,000 sq.ft bespoke office and manufacturing facility
  • a 34,000 sq.ft building shell complete with mezzanine flooring for the new combined Aldi and M&S food shared retail development
  • a 2,200 sq.ft building shell Costa Coffee drive-through

Sitewide infrastructure serving a 29-acre site has also been installed to develop the remainder of the site with works including:

  • new Section 278 link roads from the existing dual carriageway to the trading estate
  • new adoptable Section 38 public roads within the site including new roundabouts, roads, footpaths and highways
  • diversion of public footpaths
  • on-site sustainable SUDS drainage systems
  • foul pump station
  • adoptable Section 104 drainage systems
  • mains utility services infrastructure
  • four sub-stations
  • electric vehicle charging stations
