Background

Our client, Qualis are revitalising industrial space in Waltham Abbey, Essex. The scheme involves the demolition of existing 1970s brick built industrial units and the construction of four new lightweight framed industrial units.

The new, modern buildings will comprise of a shell and core envelope with a mezzanine floor, a ground floor customer entrance with a reception area and staff facilities. Additionally, a double height roller shutter for vehicular entrance will be integrated into the units.

The design of the buildings will target BREEAM Very Good, EPC A+ rating, Net Zero Carbon and Secured by Design certification and will also include PV elements.

With the site located close to the M25 and A10, the units are expected to be in high demand. The scheme is set to create modern industrial units that will redevelop the area and create both immediate and high value employment opportunities.

Demolition works started on site in 2023, and the first part of the development is set for completion from mid-2024. The buildings, known as Waltham Connect, will be owned and let by Qualis Commercial, the Architect for the project is Louis de Soissons.

Our Role

Stace is providing Project Management, Contract Administration, Employers Agent, CDM Principal Designer, Client CDM Advisor and Party Wall services for Qualis, a local Client established by Epping Forest District Council.
