Background

Monitoring the site development of one of Manchester’s most talked about hotels.

This was the first development from the Manchester United Class of ’92 (Gary Neville, Phil Neville, Nicky Butt, Ryan Giggs and Paul Scholes); a 10 storey, 138 bedroom hotel, incorporating leisure, retail and assembly uses with associated servicing and landscaping.

In addition to the original plans, Old Trafford Supporters Club Limited proposed several features that would help establish the hotel as their official home-base, including the construction and development of a mezzanine lounge, first floor conference space, and a 1,180 ft² ground floor retail provision.

One of the most notable feature of the hotel is “Heaven” – a roof terrace with retractable roof that includes a five-a-side football pitch available for guests to play football matches on. The space is capable of holding up to 180 guests, and regularly features events such as weddings, barbeques and sit down dinners – and has even hosted rock concerts.

Our Role

Stace were appointed to act as monitoring surveyors on behalf of HSBC.

Our Impact

Appointed from the outset of the project, Stace provided our full scope of monitoring surveyor services, commencing with a complete review of the development documentation, to ensure that the conditions precedent within the facility agreement had been fulfilled and captured within our initial report, prior to initial drawdown of the bank’s funds. This was followed by monthly interim reporting throughout the development, identifying any risks posed to the client’s security, prior to each subsequent drawdown.

The hotel has garnered positive reviews as a unique destination across the national press.
