Redevelopment of a historic site in South West England to provide student accommodation.

A 330 bedroom student accommodation project in Bath, providing a variety of townhouse, studio and cluster flats, on a site incorporating landscaped external gardens and courtyards. Project Management by Stace.

Stace were appointed by McLaren Property in 2012 to manage the three-year redevelopment of this historical brownfield site with a construction cost of £17 million.

Stace Project Management and Cost Management have provided services to McLaren Group on many schemes of their student accommodation portfolio, including developments for Anglia Ruskin and Greenwich Universities in London and Cambridge. We have supported McLaren Property in their growth within the industry and continue to work in partnership.

Our Role

Stace managed the development from acquisition to development agreement, design, construction and disposal. A myriad of challenges were presented and overcome throughout the three-year programme, relating to multiple levels of funding, a purchaser, end user, numerous lawyers representing various stakeholders, and a changing environmental design in the construction period.

Our Impact

Complications arising from reciprocal rights of access with adjoining owners and the replacement of public flood alleviation systems created pressure on immovable handover dates. This required intensive management of design team, contractor and stakeholders in order to provide practical completion on programme. Stace applied clear and effective communication between all parties, achieving practical programme handover and sale.

Developed on the former site of an historic textile mill, this development was a significant regeneration for Bath University and city alike. The project has since received recognition for rejuvenating the local area, as well as providing a new purpose for an important local landmark.
