Delivering High-Quality Accommodation for University Students in Coventry

120 Longwood Close is an ambitious purpose‑built student accommodation (PBSA) scheme in Coventry, delivered to meet the growing demand from Coventry and Warwick Universities.

McLaren Construction was appointed as the construction partner to deliver the project, which included the demolition of two existing three‑storey commercial buildings and a multi‑storey car park.

The completed development comprises nine PBSA blocks, delivering 1,078 student rooms alongside 131 co‑living units. The six‑storey co‑living building positioned at the front of the site also introduces 7,040 sq ft of retail space across two commercial units, enhancing local amenities for the business park and surrounding area while contributing to the overall revitalisation of the site.

120 Longwood Close has also delivered new public amenity spaces, providing residents and the wider community with high‑quality open green areas.

The scheme has achieved BREEAM ‘Excellent’ for the student accommodation elements and ‘Very Good’ for the commercial space, demonstrating a strong commitment to sustainable and environmentally responsible design.

In addition to addressing student housing demand, the development brings significant social and economic benefits to the area. With over 1,200 occupants expected, the project has created new opportunities within the local community. This commitment was embedded from the construction stage, with McLaren Construction prioritising local labour and supporting the next generation through the recruitment of four new apprentices.

Throughout the project, Stace worked closely with the client and wider project team to support compliance with the Building Safety Act 2023, managing requirements during the transitional period. Demolition concluded at the end of 2023, marking the commencement of on‑site works, with the scheme now successfully achieving Practical Completion.

The first phase of the development reached practical completion in June 2025, followed by the second phase in May 2026.
