Delivering a prime office building to the highest ESG standards  

We have been providing Tellon Capital advice on the comprehensive redevelopment of 40 Broadway since the point of acquisition in 2018. Work is well underway to create a landmark office building of approximately 115,000 sq ft over eight floors. Office occupants will benefit from exclusive accommodation of the highest quality with terraces at various levels providing views across St James’s Park.

The project involves the demolition of three adjoining buildings, 40 Broadway, 1-11 and 13-15 Carteret Street, to enable the construction work. The team has managed a number of complexities including proximity to a Grade I listed residential building, commercial buildings and the London Underground infrastructure.

The redevelopment will provide various Grade A office spaces from the basement to the eighth floor. It will also include a ground floor café, roof terraces on most floors, and a communal roof terrace with exceptional views of St James’s Park, Westminster Abbey, and the Houses of Parliament. The vision is focused on maximizing building performance and occupant wellness, aiming to achieve WELL Platinum and BREEAM Excellent ratings.

In September 2022, the development was awarded WELL Core Pre-certification by the International WELL Building Institute (IWBI). This certification is recognition of our client’s dedication to creating a space that will enhance human health and well-being. It is hoped that 40 Broadway could be awarded WELL Core Certification following a final third-party evaluation.
