A modern and sophisticated office refurbishment in the heart of the City

Stace was appointed on the comprehensive refurbishment of 62-63 Threadneedle Street, which sits next to the Bank of England and opposite The Royal Exchange. Initially, the project involved the internal strip out and refurbishment of four floors within the existing commercial building. It included structural alterations and extensions to three upper floors to both enlarge the lettable office footprint and form terraces to give tenants outside space.

The programme length increased due to unforeseen obstructions in the ground discovered during piling for the new extensions. This enabled a number of client changes, design reviews and value engineering opportunities to be considered and integrated into the scheme. Sustainability was a key driver for our Client and BREEAM Excellent was targeted. As part of our Client’s sustainability brief, we added new cycle storage and shower facilities in the extended basement which will encourage a low-carbon commute.

One of the later changes to the building included the construction, and later fit-out, of the basement to provide a gym space which is now open to all office tenants. The space was stripped out and waterproofed, mechanical and electrical systems installed and the area decorated all within an eight week programme.

The projects in the building started in January 2020 and completed in April 2023. Over this time, we helped to transform our Client’s building into a healthy work environment for future office tenants.

Stace provided cost management, contract administration and principal designer services for our client Columbia Threadneedle Real Estate on behalf of Royal Sun Alliance.
