Background

Refurbishment of a landmark office tower with a focus on reuse and sustainability.

338 Euston Road is a 17-storey glass office building located on British Land’s Regents Place campus. The fit out involved stripping out two floors and reinstating them back to Cat A, and included opening up a terrace so occupiers can enjoy the views of central London from the top floor. The remaining seven floors were fitted out to a Cat B finish, with an aim to reuse of as much of the existing fit out as possible including existing mechanical services and joinery.

The building’s ground floor lobby has also been refurbished to create an opening and welcoming space where occupiers are encourage to meet and work.

The development forms part of British Land’s Storey portfolio, which was launched to meet the demand for flexible workspace.

Upon completion, six of the seven floors were let as Storey and are now fully occupied.
