A flagship, marketing suite for British Land in Broadgate, London.

3 Broadgate is the marketing suite for British Land to assist in the leasing of Broadgate, a 32-acre campus. Broadgate is the largest pedestrianised neighbourhood in Central London which lies adjacent to Liverpool Street Station, and neighbours the City.

The vision for 3 Broadgate was to create a standalone, state-of-the-art marketing suite for potential occupiers in Broadgate. While act as the gateway between Broadgate Circle and Finsbury Avenue Square.

The project involved multiple stakeholders including the internal client teams, surrounding occupiers and Broadgate property managers.

One challenge the project overcame was the existing chiller plant serving Broadgate Circle on the third floor of the building. The chiller plant needed to be maintained but the serving pipework altered to suit the proposed layout without having an impact on the Circle tenants’ operations.

Additionally, the building is covered in louvres for this same plant and for UKPN ductwork for which airflow needs to be maintained through the proposed veil façade.
