Green light for redevelopment of 840 Old Kent Road

  • Developer, PPR Estates has received planning permission for the redevelopment of 840 Old Kent Road
  • The scheme comprises the demolition of the existing single storey building and construction of 168 flats across two residential towers comprising 13 and 21 storeys.
  • Stace LLP has been delivering project management and employer’s agent services to PPR Estates since 2017

The scheme will involve the demolition of the existing single storey building and construction of two residential towers comprising 13 and 21 storeys. The development will deliver approximately 16,900 sq ft of new retail space on the ground floor, below the residential towers. This space will rehouse Aldi in a much improved and modernised unit.

The residential towers will deliver 168 apartments between them. 35% of the new residential units will be affordable homes with a 70%-30% social and intermediate split.

This redevelopment is part of a wider regeneration taking shape along Old Kent Road. The site falls in the sub-area of OKR 17 as defined by Southwark’s Area Action Plan (AAP). The AAP calls for new frontages to Old Kent Road with shops, supermarket, cafés and restaurants at ground floor level and residential apartments above. The developing scheme improves upon the outlined Master Plan within the AAP and will be at the forefront of the planned re-generation; given its immediate deliverability.
The total regeneration taking shape in Old Kent Road is set to deliver 20,000 new homes, two new primary schools, 10,000 new jobs, as well as major investment in the Bakerloo Underground Line extension over the next decade.
