Planning application submitted for Cassiobury House, Watford

• Developer, Tellon Capital has submitted proposals to redevelop Cassiobury House on Station Road, Watford
• The scheme comprises the demolition of the existing six storey office building and construction of two new buildings
• 43,000 sq ft of new, high quality office space and a 168-bed hotel with ancillary restaurant and car parking space
• Stace LLP has been delivering project management and employer’s agent services to Tellon Capital since 2017

The scheme will involve the demolition of the existing six storey building and construction of two new linked buildings of varying heights. The taller building for the hotel will reach 13 storeys, and the adjacent office building will reach seven storeys, stepping down in height to the rear of the site.
The development will deliver approximately 43,000 sq ft of new, high quality office space, a 168-bed hotel, 89 car parking spaces and 40 secure cycle parking spaces.

Since 2009, Watford has lost 10% of its office stock. These proposals will deliver more office space than currently exists at Cassiobury House to help readdress this need. Additionally, this extra office space and a new hotel will create more jobs locally.

The site is located across from the Watford Junction Masterplan, which sets to create an exciting and vibrant quarter around the town’s main station. Watford Borough Council’s plans include a new facade, new shopping facilities, new bus stops, better walking routes and a brand new connecting bridge. The redevelopment of the tired and outdated 1970s Cassiobury House will further enhance the area.

If approved, construction will begin in the second half of 2020.

Amy Jones, Head of Planning, Tellon Capital LLP said:
