Greener, Safer and Energy Efficient Homes for Edmonton Residents

Enfield Council’s Upton and Raynham housing programme is delivering high quality, affordable homes for residents in Edmonton as part of a wider regeneration of the local area. The scheme forms part of the council’s wider plans to create safer, greener, and more vibrant neighbourhoods across the borough.

The project includes the demolition of Beck House, a vacant building, to enable the construction of 135 new affordable homes. This comprises 66 London Affordable Rent homes, 42 social rent homes, and 27 shared ownership homes, helping to meet a broad range of local housing needs.

Significant improvements to the local area will also be delivered through the redevelopment, including a new nursery, play areas, courtyards, a pedestrianised street, improved footpaths, enhanced estate security, landscaped green spaces, and new commercial space.

The design incorporates features to reduce pollution from the nearby A406, maximise natural light, and create comfortable, high quality homes for residents.

Sustainability sits at the heart of the scheme, with energy‑efficient homes connected to a low‑carbon heating network through Energetik, Enfield Council’s local energy company, helping to keep energy bills affordable while reducing carbon emissions.

Construction works on site began in April 2026, with the project scheduled to reach practical completion in autumn 2028.

Stace is providing Employer’s Agent, Cost Management and Party Wall services for the London Borough of Enfield.
