The Exeter Road Estate Masterplan is a regeneration project set within an established parkland setting in Brimsdown, Enfield.
The scheme is likely to comprise three phases. Whilst the first phase comprising 37 affordable homes to be built on unused scrubland now has planning consent to proceed, once the contractor evaluation has been concluded by summer 2026, the second and third phases comprising a further approximately 140 new affordable homes is still subject to planning, cabinet approval and a resident ballot.
This exciting yet challenging significant regeneration scheme will potentially provide approximately 177 new homes overall through thoughtfully designed new buildings. Extensive landscape improvements will enhance the public realm, resident amenity and connections to the adjacent park, supporting a more connected and active neighbourhood.
Safe, well‑designed play spaces will be provided for young children living on the estate, including upgraded shared amenity spaces for relaxation and socialising.
Highways and parking improvements form a key part of the masterplan, with road junctions and parking areas to be resurfaced, traffic calming measures introduced throughout the site, and additional parking spaces provided.
The first phase of the Exeter Road Estate masterplan received planning approval in March 2026 (subject to resolution of the S106 Agreement) and will deliver 37 new affordable homes, comprising flats and maisonettes integrated within the existing estate. The range of homes has been refined to reduce the proportion of one‑bedroom properties, replaced with larger family sized dwellings, 100% affordable housing dwellings, better reflecting local housing need.
With construction works expected to start towards the end of 2026, the project will provide high‑quality affordable homes while improving the overall environment for existing residents, supporting long‑term community wellbeing and making better use of the estate’s green setting.
