Eight homes meeting Passivhaus standards

As part of the award-winning Gascoigne East Phase Two project,  The London Borough of Barking and Dagenham constructed eight homes to meet Passivhaus standards within the development.

These are the first houses within the Borough to implement these standards and certification for building fabric and MEP installations.

The design and construction of the homes included:

  • High-value insulation in the walls, floor, and roof
  • Passivhaus quality windows and doors
  • Reduced thermal bridges
  • Mechanical ventilation with heat recovery
  • High measures of airtightness

The incorporated design standards ensure the properties have a high standard of comfort and energy efficiency. 

All properties constructed within the second phase of the scheme are linked to a district heating system. This results in a 40% reduction in CO2 emissions.

Furthermore, the scheme implements an active travel plan, prioritising pedestrians and cyclists, promoting sustainable transportation, and encouraging a community network.

Four of the Passivhaus units have been marketed as London Affordable Rent homes, whilst the remaining four have been rented at the cheaper Affordable Rent levels.

As the cost of energy prices has proved a cause for concern for many across the country, Gascoigne East Phase Two not only sought to help residents mitigate energy costs but also supported the council’s ambition to regenerate Barking as one of London’s greenest, most affordable, and sustainable neighbourhoods.

The Passivhaus homes at Gascoigne East received the Green Building Project of the Year award at the UK Green Business Awards in 2024. The scheme was also awarded Residential Project of the Year at the Constructing Excellence Awards 2024.
