Regeneration project to create a modern business park

Watford Borough Council set out to regenerate Watford Business Park to deliver modern, flexible business units fit for a range of sectors.

The scheme involved demolition of several existing buildings which were no longer able to serve the needs of the businesses within them, remediation of the site, and construction of 65,000 sq ft new industrial and commercial buildings.

The new modern business park will host five large double warehouse buildings, three smaller pavilion buildings and a café, creating the right kind of high-quality spaces and conditions for local businesses to flourish. In turn, this will help attract new businesses to the area, creating more local jobs. Potential occupiers include businesses in the film, TV, life sciences, and manufacturing sectors.

Sustainability was a priority with Glulam Timber Frames chosen for the new buildings.

The enabling works included the relocation of substations and other utilities, including sewers.

Stace provided project management, cost management and Employer’s Agent services along with Principal Designer role.

Studio Egret West Architects, Heyne Tillett Steel and Skelly & Couch also make up the project team.
