We worked with British Land, to deliver their first commercial lab-enabled development in Cambridge.
Works started in summer 2023, to deliver 95,000 sq ft of much-needed office and lab space over three floors . Located on an existing green field site, the building can accommodate CL2 laboratories meeting the requirements of life science and technology occupiers.
We developed a project-specific brief to meet British Land’s sustainability, wellbeing, energy efficiency and technology aspirations. This includes achieving carbon net zero, a 10% biodiversity net gain, and a BREEAM Excellent rating, as well as designing the scheme to 5* NABERS accreditation.
Maintaining a tight programme was a key objective, with British Land requiring a start on site within 12 months of completing their purchase. This included obtaining planning permission, dealing with utility easements and connections, and appointing the contractor.
The project formed part of our client’s vision to both invest in innovation sectors and campuses and to increase their portfolio across the UK.
