Affordable and Innovative New Family Homes in Essex

Roundhills is a completed development in Waltham Abbey, providing 28 affordable, family-sized homes on the site of a former swimming pool.

The scheme includes 22 two-bedroom and six three-bedroom houses.

Each home features a private garden, designated parking spaces, and benefits from renewable heating, high insulation, and solar panel readiness to help reduce energy costs. The site also includes electric vehicle charging points.

We provided proactive support to ensure robust health and safety planning, effective design risk management, and full compliance throughout every stage of the project. Our role reinforced the client’s commitment to delivering much‑needed affordable homes while maximising the safe and sustainable reuse of this prominent brownfield site for the benefit of the local community.

The project was shortlisted for the 2025 Essex Housing Awards in the Climate Action – Low or Zero Carbon in New Build category, as well as the 2025 Inside Housing Development Awards.

Delivered in partnership with Qualis Commercial, this project is part of Epping Forest District Council’s wider initiative to increase affordable housing across the district.

The development reached practical completion in December 2025.
