Little Gearies Barkingside

Affordable homes added to East London’s Ilford

London Borough of Redbridge appointed us to provide professional services for the delivery of 103 new homes at Little Gearies in Barkingside.

The development saw the demolition of a two-storey block of flats and separate garages to make way for three new terraces of three-storey houses and flats, along with two six-storey blocks of flats.

The project provided much needed affordable homes for Redbridge families, additional parking, new public realm, and landscaped and play areas for both the new and existing residents. The redevelopment introduced new terraces between the existing blocks and established new home zones at the front with private and communal gardens at the rear. This approach not only removed cars from outdoor resident amenities but also provided a clear distinction between public, semi-public, and private areas.

Works on the Little Gearies Estate began in December 2022, and reached practical completion in 2025.
