Hub by Premier Inn is a new mixed-use development located on Putney High Street. The scheme comprises a nine-storey building that delivers approximately 198–200 guestrooms across several levels, offering a full range of standard, twin, accessible, and oversized room types. Retail and office accommodation is provided on the lower floors, while the basement and upper levels are dedicated to hotel use.
The scheme also provides upgraded back-of-house accommodation (12–28 m² per level), refreshed retail frontages, external public realm enhancements, and fully coordinated architectural, structural, fire, and MEPH design development from Stages 2–4.
Stace was appointed as Principal Designer under the Building Safety Act, responsible for setting, coordinating, and evidencing the project’s statutory compliance pathway through Stages 2–4A. Our role focused on ensuring the evolving design met the functional requirements of the Building Regulations, with particular emphasis on life safety, alignment with the fire strategy, means of escape, compartmentation performance, service penetration control, structural fire resistance, and the integration of MEPH systems.
We carried out a structured programme of design compliance reviews, including detailed plan-checks against the Approved Documents and relevant British Standards. These assessments identified gaps, inconsistencies, and latent design risks across the architectural, structural, fire, and MEPH workstreams. The findings were captured as clear Principal Designer actions and rigorously monitored through Stage 4A to ensure all disciplines produced coordinated, technically robust information suitable for tender and effective downstream construction risk management.
