Grade II listed Georgian townhouses at 27 & 29 Gloucester Place, Marylebone, have been transformed into high-quality flexible office spaces.
Located within The Portman Estate’s Conservation Area, amongst some of the most well-preserved rows of Georgian terraced townhouses, the project included demolition, structural repairs, a complete replacement of building services, full redecoration, before a CAT A+ fitout.
A significant feature of the project was the formation of two openings through the party wall – a wall that sits directly on the boundary between two properties and is jointly owned – to create a unified and more functional interior layout.
A priority of the refurbishment process was to ensure historic features were restored, whilst modernising the space to be appealing to the London office market. The team worked with the client to achieve evolving design requirements, resulting in a workspace that is both functional and has the desired aesthetic.
Greater energy efficiency and reduced operation carbon emissions has been achieved by improved insulation, a combination of double glazing and secondary glazing, sensor-controlled lighting, and new air source heat pumps achieving an overall EPC B rating.
