Tellon Capital’s 40 Broadway becomes home to Formula One Group

Tellon Capital’s 95,000 sq ft flagship office development, 40 Broadway in St James’s, has reached completion and has been fully let to Formula One Group for its new global headquarters.

We have been providing Tellon Capital advice on the comprehensive redevelopment of the building since the point of acquisition in 2018.  

Terraces totalling 4,000 sq ft feature from the fourth floor upwards, including a large communal roof terrace with sweeping views across St James’s Park and the City of Westminster. This is complemented by amenities designed to support wellbeing including a café and club lounge, 166 cycle spaces and end-of-trip facilities.

Designed by 3D Reid and Aros Architects, the building prioritises sustainability and environmental responsibility. It is targeting WELL Platinum and BREEAM Excellent and achieved, WiredScore Platinum and EPC A ratings.

Situated within Westminster’s Broadway and Christchurch Garden conservation area, the scheme meets contemporary occupier needs while complementing surrounding Grade II listed buildings. A natural stone façade with full‑height feature windows faces Broadway, with the rear of the building featuring traditional brickwork and a metal‑clad mansard roof.

The £50 million contract was delivered with Stace as project manager, Mosaic as structural engineer, ONE Mep as services engineer, RED Construction Group as main contractor 3D Reid as Tellon’s delivery architect and Aros as RED Construction’s delivery architect.
