First Phase of Tustin Estate Delivered

Phase One of the Tustin Estate redevelopment has reached practical completion.

Located north of Old Kent Road and west of Ilderton Road in Southwark, south‑east London, the project involved the demolition and site clearance of part of the 1960s council housing estate.

The first phase delivers modern, energy‑efficient accommodation for existing residents previously living in outdated and poorly insulated homes, with 167 new social housing units constructed across three blocks.

Resident involvement has been central to the redevelopment, with Southwark Council working closely with the community from 2019 to 2020 and throughout the wider project. Residents have had the opportunity to influence the design of the new homes and external spaces, as well as contribute to the construction approach and community initiatives on the estate.

We continue to work alongside Bouygues UK across the full programme, which comprises three further phases yet to commence. These upcoming phases will deliver more than 500 additional homes, ground‑floor commercial space, enhanced communal areas, new pedestrian and cycle routes, and a new central park.

The full redevelopment is scheduled to reach practical completion in 2030.
