Senior Building Surveyor (Dilapidations Specialist)
This senior role is part of our Building Surveying team, specialising in Dilapidations while also providing professional surveying across a variety of sectors. You’ll take ownership of your projects, delivering expert guidance to clients and ensuring projects are managed efficiently and effectively. You’ll also support colleagues and contribute to the continued strength and growth of our service.

What you’ll do:
Dilapidations:
-
Prepare Schedules of Dilapidations, including cost assessments
-
Prepare Schedules of Tenant Lease Liabilities
-
Advise on lease obligations, lease breaks, and strategic negotiating options
-
Provide guidance on whether to undertake works or negotiate financial settlements
-
Negotiate settlement claims with landlords and tenants
-
Procure and, where required, manage works
-
Advise on Section 18 Valuations in accordance with the Landlord and Tenant Act 1927
Other surveying work:
-
Conduct commercial building surveys, vendor surveys, and due diligence reports
-
Analyse defects in existing buildings and prepare associated reports
-
Undertake PPM surveys and CAPEX schedule preparation
-
Mentor and develop junior colleagues, including supporting APC candidates and career progression initiatives
-
Develop client relationships and support business growth initiatives
About you:
-
MRICS (or equivalent) and degree qualified
-
Proven experience in building surveying, with a specialism in Dilapidations
-
Excellent IT literacy, particularly in Microsoft Office applications
-
Strong client-facing skills, capable of communicating complex technical information clearly
-
Skilled in motivating, mentoring, and developing others
-
High attention to detail with excellent numeracy and literacy standards
-
Capable of managing multiple projects to strict deadlines with professionalism and autonomy
-
Able to provide considered, practical advice and challenge designs or proposals when appropriate
-
Committed to Continuing Professional Development and supporting colleagues’ development

What You’ll Do
As a Graduate Building Surveyor at Stace, you’ll:
- Preparing reports on existing buildings, and producing schedules of works and specifications.
- Preparing and amending computer-aided design (CAD) drawings.
- Writing reports and minutes of meetings and communicating with other professionals in the construction and property industry.
- Handling Party Wall matters.
- Inspecting and monitoring construction work and producing progress reports.
- Contract administration and assisting in the employer’s agent role.
- Assisting in the preparation of schedules of conditions, dilapidations, and landlord and tenant instructions.
- Participate in CSR activities, careers fairs, and work experience initiatives.
- Provide support to partners and leadership across the business.

- Ideally, you have a relevant degree, but we welcome applicants from any discipline who are open to completing a RICS-accredited conversion degree alongside working, if needed.

- Contribute to writing technical reports, taking meeting notes, and assisting in project documentation.
- Develop skills in reading programmes, financial schedules, and managing project finances.
- Assist in the delivery and successful conclusion of a wide range of projects.
- Work alongside developers, contractors, consultants, and clients to build lasting professional relationships.
- Support in managing project risks, quality inspections, and the bid process (PQQs).
- Participate in CSR activities, careers fairs, and work experience initiatives.
