East Wick & Sweetwater, Phase One London

Delivering a thriving neighbourhood in Queen Elizabeth Olympic Park

This major Olympic Park legacy project involves the creation of two new neighbourhoods in East London: East Wick which will comprise c.1100 new homes and Sweetwater which will provide c.750 new homes. The overall ambition is to create an eclectic and thriving neighbourhood. Extensive new public realm and new infrastructure including bridges over the River Lea navigation and various community facilities such as a medical centre, small work and retail places, and a new primary school will transform the area.

The first phase reached practical completion in 2022, bringing 300 new homes in multiple low and medium rise blocks, as well as commercial spaces and a nursery, to a site between the Copper Box Arena and Here East. Work continued on site after the Covid-19 pandemic and the marketing hub is now open for appointments.

East Wick and Sweetwater is located on the western edge of Queen Elizabeth Olympic Park, benefiting from fantastic open spaces and world-class sports venues, and borders the Lee Navigation canal and creative Hackney Wick and Fish Island.

The scheme is being developed as a Joint Venture between Places for People and Balfour Beatty Investments for the London Legacy Development Corporation.

Stace delivered Cost Management, Contract Administration, Health & Safety and Principal Designer services to the JV for the delivery of both the infrastructure works and the residential development.
