New City College, a further education college in East London and Essex, is set to transform its Ardleigh Green Campus in Hornchurch.
The £10m project involves the redevelopment of the 1960s campus, including the demolition of unused teaching blocks and the refurbishment of over 4,000 m² of retained accommodation.
Taking a retrofit-first approach, the works will remove redundant fit-out and additions, upgrade the façade and glazing, and repurpose the existing structure for a new phase of use. The redevelopment will introduce a new focal entrance, improved pedestrian access, and an extensive landscaped courtyard, creating a welcoming gateway for staff, students, and visitors.
The scheme will deliver modern learning environments that meet the needs of current and future students. This includes over 20 new classrooms, informal teaching and breakout spaces, new offices and social spaces, enhancements to the Learning Resource Centre, a new canteen and coffee shop, and a new reception.
Sustainability is a key driver for the scheme, which is targeting a BREEAM Outstanding rating. The focus is on creating high-quality learning environments while enabling carbon reduction and improving energy performance.
This project forms part of the wider phased masterplan, supported by the Greater London Authority, to deliver modern, flexible, and sustainable spaces designed for the long-term needs of learners.
Construction on site began in January 2026.
