On behalf of our client, Fabrix, we completed the refurbishment of an existing mixed use commercial and retail building in the heart of London’s vibrant Soho district. The transformation restored spaces within the terraced building to a lettable standard.
The project included the refurbishment of the basement, ground floor, and areas of the upper floors. Renovation of the external façade including repairs, painting, replacement of the windows and the ground floor shopfront. The internal refurbishment included mechanical, electrical and plumbing upgrades as well as refurbishment and decorations.
Occupier interest was a key challenge during the refurbishment of 12 D’Arblay Street. We worked to ensure that a robust change control procedure was implemented to tackle potential tenant requests and manage the agreement of changes between the client and contractor ahead of instruction.
The development sought to transform the building into a modern desirable mixed-use building more in keeping with surrounding buildings in the Soho area. The proposals were thoughtfully designed and delivered to a tight budget and programme.
