High-end residential scheme as part of New Barnet’s Regeneration.

Part of New Barnet’s greater regeneration scheme, this project involved works carried out on three separate sites in close proximity to each other. The main site involved demolition of long vacant commercial offices and warehouses, built on land arranged in an unusual geometric shape. The two ancillary sites also involved demolition of existing derelict commercial/residential units. Modern design and landscaping was required to bring together the luxury residential development.

A collection of 31 high-end homes, spread over the three sites, the development is made up of 2 three-storey apartment blocks (containing 15 two-bed flats and 2 three-bed flats), 12 three-bedroom town houses and 1 two-bedroom maissonette with private gardens. The development has easy access to New Barnet Station and features communal landscaped areas, off street and integrated residential parking.

Stace provided Project Management, Cost Management and Principal Designer Services.

Our Impact

Stace managed the Procurement and Construction process from start to finish and acted as the Clients representative in all aspects of the process. Stace worked closely with the Clients Sales team to ensure a phased occupation of the properties whilst construction to remaining units on the sites and external works progressed.

This was a significant change to the Building Contract which had originally envisaged a single handover/completion date. This flexibility allowed for sales income for the Client, much earlier in the development programme.
