Demolition, design and construction of 30 luxury student studio apartments

Background

A new purpose-built student accommodation scheme on the outskirts of Cambridge City Centre. This four storey development included: 30 high-end apartments, available for private rent to full time students attending University of Cambridge & Anglia Ruskin University, common room, study room, bin store, bicycle store, amenity space and car parking.

Our Role

Stace was appointed to provide Project Management services for the demolition of the existing community centre and the subsequent design and construction of 30 studio apartments.

Project summary

Stace meticulously managed the design team through a challenging pre-contract programme, sticking to a strict programme in order for the scheme to remain financially viable and stay on track to open in time for the new University year.

During demolition phase, the close proximity of the demolition and existing residents meant there was a high capacity for potential noise pollution and general disruption for the neighbourhood, along with party wall and constructability issues. The site was located at the end of a narrow residential street and space was a challenging issue for both design and construction. The Stace project team worked hard to establish and maintain excellent relationships with the neighbourhood and principal contractors in order to successfully manage challenges with buildability, deliveries, access and noise.
