George Carey CoE Primary School, Barking Rivergate Centre
The design and construction of a modern education building with additional community facilities
Set within a significant new public square surrounded by residential buildings, the Barking Rivergate Centre provides a new civic focus for the community.
The project was delivered under a JCT 2005 Design and Build contract to construct the new facility within a challenging 60 week programme.
Stace was appointed to provide Project and Cost Management services and to act as Employers Agent for the construction of the new school and community building. Stace worked with the architects to successfully secure planning permission for the centre, incorporating the new building into the existing site through traditional materials and external design fused with a contemporary interior and innovative services strategy. This allows the integration of renewable energy sources and the use of natural ventilation.
The school and community building includes a three form entry primary school with nursery. It also provides accommodation for Community Development Trust offices, adult services and health provision, a place of worship, a shared community reception with café, a police office, community services office and adult learning facilities.
The new building provides a GIA of nearly 20,000ft²over two floors with the large single volumes of the place of worship and school halls rising above the ‘green’ roof.
The building achieved a BREEAM rating of ‘Very Good’.
Part funded by private residential developers, delivery of this project was affected by the financial crisis of 2009.
Over a period of three weeks, Stace completed a value management exercise to get the project back inside the capped affordability envelope. The areas of value management required skilful negotiation between the developers and the Local Education Authority. Stace produced benchmarking exercises to show comparisons between other selected projects. This demonstrated that value was being achieved.
The project was completed on time and within budget. We have since delivered further school projects to the London Borough of Barking and Dagenham as a result of our successful delivery performance on this project.
