Background

Remodelling and extending office space within sensitive site requirements.

Located within the Eastcheap conservation area within the City of London and opposite the iconic 20 Fenchurch Street development (“Walkie Talkie”), the 9-10 Philpot Lane development consisted of the remodel and extension of circa 20,000 ft² of CAT A and CAT B office space with accompanying Landlord provision including 15 cycle spaces, a gymnasium and accompanying shower and changing facilities. Capped off service provision was provided to the ground floor A1 unit.

The development is sensitive to its Eastcheap Conservation Area location, with the new Portland Stone façade responding to the established street scene elevations and recent Public Realm improvements.

Our Role

Stace provided Project Management, Cost Management and Health & Safety  services from inception to completion.

Our Impact

Over the course of the development lifecycle, the project faced numerous challenges not limited to, but including the ‘heated’ market conditions and the existing basement tenant remaining in-situ during the course of the construction works.

This required meticulous, yet collaborative, management of the professional team, contractor and stakeholders in order progress the scheme remaining sensitive to the continued business operations of the basement tenant’s restaurant, and the Client’s requirements.
