Refurbishment and extension of a 7,500ft² West End office building for The Portman Estate
The Portman Estate required the transformation of an existing commercial building in the West End to a high end finish. The new development would be in keeping with its surroundings and location, and appeal to tenants from a variety of sectors.
Works to the existing building included the realignment of the existing split level slabs, the removal of the existing downstand concrete beams and the replacement with new steel beams. The rear elevation of brickwork was completely removed to enable the increase in height of the rear mansard roof. A new feature staircase and lift were required along with the provision of showers, changing rooms and cycle storage space.
Stace was initially appointed in a Cost Management role and went on to provide Project Management and Client Representative services, assisting the in house PM team. Primary responsibilities included attending site progress inspections, producing client reports, project team meetings, consultant liaison and production of client information.
Initially acting as Project Managers, Stace was responsible for scheduling design team meetings and progress meetings, and the coordination of information between contractor and the team in order to maintain the progress on site. After the introduction of the Portman Estate’s own project manager, Stace was retained as client advisors to assist in the delivery of the project.
Stace then undertook regular inspections of the works on site and continually liaised with both the design team and the main contractor in order to inform the client on the status of the works. Stace regularly advised the client on matters dealing with design, progress and contractual issues as and when they arose, attending meetings both on behalf of and with the Portman Estate on a regular basis. During complications leading to delays with the works, Stace introduced more frequent meetings between the design team and the contractor to help resolve design matters and issues on site.
